Stage 1 · Read the criteria
Before you pay anything.
Four things, applied the same way to every applicant.
You can read what we look for — income, rental history, credit and background thresholds — before spending anything on an application. The same test is applied to everyone, which is both fair housing law and the only way a landlord can show the decision was consistent.
Before you pay anything.
With the documents listed up front.
Against the same published thresholds.
With the reason given.
To read before signing, not at signing.
How and where it is held.
Including radon, as required.
Condition documented with photographs.
Florida sets out precisely how a deposit must be held, what notice you get about it, and that any claim against it must be made in writing within 30 days of the tenancy ending. We follow that, and the radon disclosure the state requires is in every lease rather than left out.
A failed air conditioner in a Florida August is not a routine repair, and the lease says so. We give one contact rather than a portal nobody reads, state response times by urgency, and give notice before entering as the law requires.
One contact, any hour for emergencies.
By urgency, not by convenience.
Before entry, as the law requires.
Confirmed with you, not assumed.
Provided, not summarised.
Parking, pets, patios, amenities.
Whether they suit your situation.
So nobody is surprised later.
Townhomes come with an association, and its rules on parking, pets, patios and amenity access bind tenants too. Handing those over before signing prevents the common surprise of a fine for something nobody mentioned, and tells you honestly whether the rules suit how you live.
